All of our Surveyors are RICS Registered Valuers and are members of the Valuers Registration Scheme (VRS). 


Valuation Report - What is it?

Whether you are purchasing or investing in a property, need a valuation for legal reasons or are unsure of the value of your home or property assets, you may need a Valuation Report. By appointing a Chartered Surveyor, you are more likely to obtain an accurate and reliable valuation which, depending on the specific purpose, will be most credible when dealing with third parties. Brankins can act both for individual clients or on a jointly appointed basis if required.

Property Valuations

  • > Desktop valuations

    A Desktop Valuation is a valuation that is undertaken on the basis of limited available information, where a full inspection of the building has not been possible, for whatever reason. In essence, it enables our experts to make a reasonably estimated valuation of a property from their desk. 


    We carry out our valuations without the need to physically inspect the property ourselves, basing our estimates instead on information provided by the client, photographic evidence where applicable and through our own online research.

  • > Kerbside valuations or Drive by Valuations

    A kerbside or drive by valuation are valuations without the benefit of an internal inspection of the property. The valuer only looks at the property from the kerbside and with information from zoning maps, aerial images, local council, sales and other databases a range of values is accessed. These valuations are generally commissioned by a lender.

  • > Retrospective valuations

    A retrospective valuation is a valuation of the property at a date that predates the Surveyor’s inspection. Sometimes it may be essential to determine the opinion of the value of a property at a specific historical date based on market conditions and comparable evidence that reflect those available at the requested retrospective valuation date. There can be many reasons why a client may require a retrospective valuation. Some of these include Inheritance Tax, Probate, Capital Gains Tax and Right to Buy.

  • > Mortgage Valuation reports

    A mortgage valuation is a specific type of assessment commissioned by the mortgage lender for secured lending purposes.
