No. A mortgage valuation which is often referred to as a survey is a brief inspection of the property undertaken by a Surveyor solely for the benefit of the lenders or mortgage provider and not the home buyer. A mortgage valuation is purely for the use of a mortgage lender to confirm the market value of the property and cannot be relied upon by you to protect your interests.
Although the cost of a survey may appear to be an unnecessary expense, when making a decision to buy a house it could highlight costly repairs, help to re-negotiate the purchase price and potentially save thousands.

If you are in the process of purchasing a property, then it is strongly recommended that you book your RICS Home Survey or Valuations as soon as your offer on the property is accepted.
Upon acceptance of our Terms and Conditions payments will then be requested.
Brankins endeavours to operate a paperless policy which means less paper and printing and in turn, less waste, and less harm to the environment. Reports will be issued to clients in a PDF format via email.
Once payment is received, Brankins will get in touch with the agent or vendor on your behalf and arrange access to the property for the inspection.
If Brankins are conducting a mortgage valuation on behalf of your lender, we will not be able to discuss the content of the valuation report with you.
However, if you have instructed Brankins to carry out a RICS home survey or valuation, our Surveyors are more than happy to give you a call and discuss any findings from the inspection prior to issuing the final report.
